Densifiers & Sealers
Lithi-Tek LS 9500 Densifier & Waterproofer
Like our TL39 product LS9500 densifies your concrete and adds a high degree of water repellency. This is a more expensive, brand name solution that has been proven effective.
GhostShield Siloxa-Tek 8505 Oil Repellent Sealer
Ghostshield 8505 is a Silane and Siloxane sealer just like the other sealers we offer, with one major difference. It is specifically built to resist stains from oil. Ghostshield 8505 is an ‘invisible’ sealer. If you are looking for Oil Resistance plus a gloss consider TLPPC
A practical look at concrete sealers and densifiers as it applies to the garage floor
The first step in this process is figuring out exactly what you want to do with your floor. Right now you are thinking, “I told you, I want to seal it.” Yes you did, but we need to make sure we are talking about the best product for your needs. Truthfully this process takes a lot of people out of garage floor sealers and puts them into garage floor coatings.
Looks & Protection or Just Protection
In the industry when we talk about sealing a concrete surface, we are generally talking about protecting it and not about making it pretty. You can certainly do both. The question though is really important. Do you just want to protect the floor or do your want to make it look nicer too?
I want to make it look better and protect the floor
OK, great. This answer either tells you exactly what product to buy or tells you that you are looking at the wrong type of product all together! Do you simply want to add some gloss to the floor or are you looking to change the color and appearance? If you just want to add some gloss, while protecting the floor from fluids, chemicals and moisture, then TLPPC is the best sealer for your needs. If you are looking to add color, you need to consider a garage floor coating system or at minimum an acid stain and top coat.
I just want to seal and protect my garage floor
This is often the case for those who do a considerable amount of welding and other harsh work in the garage or shop. It is also the case for some ordinary homeowners who just want to protect the garage floor. Now the question becomes what are we protecting it from.
- Just Water & Road Salts — A basic densifier and repellant like TL39 or LS9500 will work great.
- Water, Road Salts & Oil Stains — You will want to use a densifier first (TL37 not TL39) and then GhostShield 8505. As an alternative you could use TLPPC
- Water, Road Salts, Oil Stains and Chemicals — We would suggest using TLPPC. If you just want to seal the floor, 1-2 coats will accomplish that. You can add additional coats to bring out a shine.
